For hosts: How to list your first property on Whimstay

Once you've created your account, here's how to get your first property live:

Set up your listing

Go to whimstay.com and log in. On your homepage, click "Set up listing."

Choose your cancellation policy

Pick the policy that works best for your property: Partial, Standard, Moderate, or Strict.

Want to use the same policy for all future properties? Select "Yes" under "Set globally" and you won't need to choose again.

Set your last-minute discount

Set a discount for bookings made within 30 days of check-in. Your Airbnb pricing syncs automatically. This discount gets applied to that pricing.

Use the slider to choose your discount percentage. We recommend 20% to maximize last-minute bookings.

Want to use this discount for all future properties? Select "Yes" under "Set globally."

Set up your taxes and fees

Additional guest fee

Charge a per-night fee for each guest beyond your set limit. This fee doesn't import from Airbnb so you'll need to set it here if desired.

Taxes

Your tax settings sync with Airbnb. Whimstay will collect taxes from guests and pass them to you. You're responsible for reporting and remitting them.

Don't want Whimstay to collect taxes? Check the box that says "I don't want Whimstay to collect taxes on my behalf."

Want to use these settings for all future properties? Select "Yes" under "Set globally."

Choose your protection plan

Decide how you want to handle property damage coverage. You have two options:

Use your own protection plan If you already have damage protection through another provider, select this option.

Use Whimstay's property damage protection (PDP) Whimstay offers coverage through Rental Guardian:

  • $3.15 per night (paid by guest, included in the service fee)

  • Up to $300,000 coverage for property damage

  • Up to $10,000 coverage for contents

  • Maximum $5,000 per item

  • Claims managed by Rental Guardian

Want to use this protection plan for all future properties? Select "Yes" under "Set globally."

Set your minimum age requirement

Choose the minimum age for guests who can book your property. You can set any age between 18 and 60.

Want to use this age requirement for all future properties? Select "Yes" under "Set globally."

Enter your property's location

Add your property's full address. This is only shared with guests after they book.

Check the map to make sure the pin matches your property's exact location.

Click "Confirm location" once everything looks correct.

Sync your Whimstay and Airbnb calendars

The last step is syncing your calendar with Airbnb so your availability stays accurate across both platforms.

Step 1: Get your Airbnb calendar link

  1. Make a note of which property you're listing on Whimstay

  2. Go to Airbnb and click Calendar at the top

  3. On the left side, you'll see pictures of all your properties. Select the same one you're listing on Whimstay

  4. On the right, click Availability settings

  5. Scroll down and click Connect another calendar

  6. Click Connect to another website

  7. Copy the Airbnb calendar link

Step 2: Paste it into Whimstay

  1. Come back to Whimstay

  2. Paste the link where it says "Airbnb calendar link"

Step 3: Export your Whimstay calendar to Airbnb

  1. Click the button to copy your Whimstay calendar link

  2. Go back to Airbnb (same screen from Step 1)

  3. Paste the Whimstay link where it says "Other website link"

  4. Name the calendar "Whimstay"

  5. Click Add calendar

Step 4: Publish your listing

  1. Return to Whimstay

  2. Click Publish listing

In a few moments, your listing will be live on Whimstay!
