How pricing works for independent hosts on Whimstay

Whimstay’s pricing system for independent hosts is designed to be hands-off, accurate, and competitive. That way, you can focus on hosting while we help you fill last-minute gaps in your calendar.

We automatically pull your total pricing from Airbnb, which means you don’t have to manage pricing in multiple places.

How pricing is set on Whimstay

When you list your property on Whimstay:

  1. We import your Airbnb total pricing — Whimstay and Airbnb are synced, so you don’t have to update prices twice.

  2. You set your last-minute discount — the discount applies to the total price imported from Airbnb (before taxes) so you can attract spontaneous, last-minute travelers and fill nights that might have otherwise stayed empty.

Setting your last-minute discount

The last-minute discount helps your listing stand out to spontaneous travelers booking close to their stay.

  • When it applies: for bookings made less than 30 days before check-in.

  • Minimum discount: all listings on Whimstay must offer at least 15%.

  • Recommended discount: 20% or more gives you the best chance of getting booked.

  • Where to set it: in the Pricing & availability tab on your dashboard.

Managing your fees and taxes

You can add or adjust other fees that aren't imported from Airbnb from your dashboard anytime:

  • Pet fee (per stay or per night)

  • Additional guest fee (per night after your set guest limit)

  • Low commission: just 5% per booking.

  • No listing or exclusivity fees.

  • Full control: adjust your Airbnb prices and they’ll update on Whimstay.
