Whimstay imports your total pricing from Airbnb, so you don't have to manage prices in two places. Here's how pricing is set, what we charge, and what to expect on your listing.
Note: This information does not apply to Property Management Companies that use a PMS to list their properties on Whimstay.
How pricing is set on Whimstay
When you list your property on Whimstay:
We import your Airbnb total pricing — Whimstay and Airbnb are synced, so you don't have to update prices twice.
You set your last-minute payout discount — you choose how much less you're willing to receive for a booking, which helps you fill nights that might have otherwise stayed empty.
Pricing refreshes from Airbnb every 2-3 hours, and we re-check pricing and calendar availability when a guest books, so bookings always reflect your current Airbnb pricing.
Whimstay's commission
Our commission for independent hosts breaks down to two parts:
3% host service fee — applied to your price before tax.
3% payment processing fee — applied to your total including tax.
Both fees apply to your discounted nightly price, which already includes your cleaning fee and any other host fees you set up on Airbnb (Airbnb bundles them into the nightly rate). The host service fee does not apply to taxes while the payment processing fee does.
Your payout estimate on the dashboard shows what you'll receive for a given set of dates, with your discount and our commission already applied.
Setting your last-minute payout discount
The last-minute payout discount helps your listing stand out to spontaneous travelers booking close to their stay. It's calculated based on your payout including tax, not against the price we import: set a 15% discount and you'll receive 15% less than the same stay would have paid you on Airbnb.
We handle the pricing so your payout reflects the discount you set, with our commission already accounted for. Our commission isn't taken on top of your discount.
When it applies: for bookings made less than 30 days before check-in.
Minimum discount: all listings on Whimstay must offer at least 15%.
Recommended discount: 20% or more gives you the best chance of getting booked.

Where your cleaning fee shows up
Airbnb bundles your cleaning fee (and any other host fees you've set up there) directly into the nightly rate, rather than listing it as a separate fee. Because Whimstay imports your total Airbnb price, your Whimstay listing reflects that same bundling.
There's no separate "Cleaning fee" line at checkout on either platform. Your cleaning fee is still being charged. It's just folded into the nightly rate.
Pet fees and additional guest fees
Pet fees and additional guest fees aren't imported from Airbnb. You set them directly on Whimstay:
Pet fee (per stay or per night)
Additional guest fee (per night, charged for travelers above your set guest limit)
